Rotting Wolf Rivers before maturity

My Wolf River did great the last two years, about 40 apples each year. Now they blossom and look great in the spring, but the apples develop a crack and basically rot before maturity. I fertilize at the drip line, watering is the same. This is mainly a home State fun project. Make a few pies, apple butter and apple sauce. I was told in the beginning it would never give me any apples at all, because we don't get enough hard freezes in Southern California
